The minister’s visit is to promote opportunities for British buyers of real estate throughout Spain and in coastal cities in particular. While the Minister’s visit was to large investors such as pension funds, individual investors have also learned many new opportunities that are available.
These new opportunities arising from the actions of the Bank of Spain, the Spanish banking sector regulator. The 23 largest banks are under pressure to get rid of much of their toxic assets in real estate in September 2011. These are properties that have been recovered, most developers could not sell new homes, but in many cases, individuals.
The Minister was certainly an urgent need for action. Prices in Spain fell by at least 20% on average in real terms. In many places, the totals were much higher than to be up to 40% or more in some areas. The Spanish economy as a whole has shown promising activity in the last quarter of 2010 with a slight increase of 0.6% of GDP figures not confirmed by the first three months of 2011 show that the trend continues. Real estate professionals report higher levels of consultation and it is expected that this trend will continue.
The main reason for the growing interest in Spanish property is the action of the central bank.Thousands of properties have come onto the market in recent weeks and many more are coming soon.Market sentiment has changed dramatically since these properties were released for sale. This has two effects on the UK interested in obtaining a Spanish property. First, there is a wider range of properties available and this causes some confusion about a very small proportion of them are actively marketing. This follows the killing of many real estate agents after the crash of 2007. The overall figures are not available, but it was reported that over 20,000 people lost their jobs in real estate related only to the Costa Blanca.
The second reason is that the Costa del Sol and Marbella are the favorite places for the British to invest in Spanish property. The fall and low prices have brought to families in the buyer profile, which was dominated by those who either formally withdrawn, or close to it. Families seeking a holiday home look very different properties from those who intend to move to Spain permanently. Although both age groups, such as climate and the atmosphere of southern Spain and the Mediterranean coast, young families want to be in the occupied areas and entertainment, while buyers withdrew find more peace and calm, but to be on the installation.
Buyers can save a lot of time talking with a real estate professional early in their decision making. Agents are experts in their particular field and know where the best deals, and the nature of the various municipalities along the coast. He said the British, while in general are very independent and like to be practical in their purchases, by not seeking professional help can lead to a nightmarish experience very expensive, because many people have learned to their cost in the past.
